Don’t Overpay on Property Taxes - Appeal your Assessment (Steps & Process)

Understanding property taxes is an integral component to homeownership, yet the topic is rarely presented in a clear, uncomplicated manner. We are here to simplify it for you! 

Read below to understand why and how to appeal. 

Why is the Notice of Assessment important? 

The assessment determines in part the amount homeowners owe each year in property taxes. The assessment also contains important information, such as the Parcel ID. If you believe that your property has been assessed too high you can appeal, which may reduce your property tax bills. Appeal during the February Assessors Review Period, February 1, 2021, through February 22, 2021. The appeal period normally ends on February 15th but has been extended for 2021. The city of Detroit announced that they would begin mailing Notice of Assessments to homeowners on January 25, 2021. 

Reasons to Appeal:

Structural defects, fire damage, and the market values of comparable homes are possible reasons to appeal the assessed value of your home. Take photos, get estimates for repairs, and/or compare your home with the market sales of similar properties nearby.

In Detroit, there are three steps to the annual appeal process: 

(1) Assessors Review (local; February 1 - February 22) 

(2) March Board of Review (local) -  if needed

(3) Michigan Tax Tribunal (state) - if needed

Step One - February Appeal
